I bought a $5 million property with no money down. It was 20 years ago, by the way. What I did is I would hear about people buying properties with creative financing, meaning they're going to buy a property without using any of their own capital. And I said, can't be done. So I went out and got a book, because, as Bruno said, I love to read books, and the book was how to buy property with no money down. I followed exactly what the book said, and all the book said, and 300 pages was, get seller financing, or get the seller to hold the second position. So I chose choice number two. So I went out and bought this property, and I got a loan for 75% of the purchase price. And the seller held a second position note for 25%. Which meant I went to the closing table with no money. In fact, because of closing cost credits, I actually got a check. Now, that property wasn't $5 million when I bought it. It was $1.2 million. Today, it's worth over $5 million. But I bought it without coming out a pocket for a dime. And the beauty is, within a year and a half, I was able to remodel that property using the government money with local city and state grants to renovate it. Then I was able to get a new bank loan and replace the seller financing. Pay off the first position, have no money in a deal, and even have cashed out. And this property is worth many millions of dollars more than I paid for it. And I never took one dime out of my own pocket. This particular property has worth so many millions of dollars more now, can still be done today. But people put limiting beliefs on themselves that you can't do that anymore. Well, I didn't think I could do it when I did it in 2000, but I did, and you can still do it today. But you gotta go out and you gotta work harder. If you don't have any capital to get into a deal, there's always a way to get it done. I did it, it worked out brilliantly. In fact, it worked out so good. I never did it again.
